 70 hectares are clean and in use with another 30 hectares which could be cleaned with a small investment and drainage canals. 60 hectares are leased for tobacco production which brings $450 US per hectare per year. The rest of the land has forests which can be cleared in the future with no permits necessary. This area could be put in sugar cane or alfalfa for intensive cattle production. It needs fencing. 

 

During the last ten years there has been intensive production for tobacco, onion, tomato, sweet corn, zucchini, pumpkin, different kinds of beans, oats, barley, and wheat. There are practically no frosts in winter here and depending on the year, it is possible to have two yearly corn harvests, one for silage and the second one for maize.

It has a spectacular tropical vegetation and also some wildlife like wild boars, some small deer, and a lot of wild local game.

Why is this a special opportunity for a farm? Because with an extra investment of aproximately $300,000 for fences, clearing and drainage canals the farm would have nearly 200 hectares of cleared land and the market price would be over $1,700,000.

Excellent Water and Location

The soil structure is good, with no rock and with a high water table which means sustainable handling of irrigation and drainage canals is essential. The property has natural surgent springs. It also has water rights registered in the Water Resources Office in Jujuy for which taxes are payed annually. Water rights are for 210 hectares, including 2 permanent rights for 130 and 30, plus an eventual right for another 50 hectares which easily can be transformed into a permanent right.

These water rights are the most representative asset of this property, providing water for irrigation all year round especially in the spring season when water is scarce.

The Farm's location in northern Argentina, Jujuy Province, Pampa Blanca, is one of its assets. It is located 6.5 km east from national highway N°34 on a dirt road and is only 75 km from Salta City and only 50 km from Jujuy City. Also it is only 110 km from Purmamarca, a worldwide tourism spot declared by the UNESCO World Patrimony.
